Crofton utilises its building services and BIM expertise to expediate Sovereign Court Construction

Crofton Design is undertaking building services design and BIM modelling for St George’s new residential apartment scheme at Sovereign Court, Hammersmith.

Through its design, construction, and environmental credentials, Sovereign Court  will set new standards of contemporary and stylish living for residents living in Hammersmith.

The scheme involves constructing 430 flats in total over two phases above an existing  public car park which is being retained: the first phase comprises the demolition of half of the pre-existing multi-story car park and construction of 260 apartments and two commercial units. St George is now starting to demolish the second half of the car park in preparation for building the second phase flats above the car park. 

Crofton was appointed in 2011 to create detailed designs for the building services in REVIT with BIM modelling.  Crofton’s energy design incorporates a Combined Heat & Power (CHP) system, connected to the national grid, in the basement of the first phase providing energy efficient hot water and heating.

Richard Manuel, Operations Director at Crofton, says, “BIM has enabled the contractors to undertake a significant amount of offsite prefabrication construction of services to speed up installation. For example, the CHP energy centre with a great deal of energy pipework and valving was able to be built in the factory then brought to site and craned into the basement as one complete unit. BIM proved invaluable in working out construction sequencing on this constrained, urban site and was also used to co-ordinate the distribution of drainage and other services pipework from the apartments through 1.4 metre reinforced concrete beams in the pre-existing basement car park"

Crofton has been the M&E services supervisor on site for both phases since the beginning of the project, attending weekly meetings and co-ordinating the activities of multiple services contractors.
